Construction has topped out on 304 Water Street in Vinegar Hill, Brooklyn, where a two-story industrial structure is being expanded into a six-story residential building. Yatziv Corp. is the general contractor for the property, which was acquired by 304 Water LLC for $1.85 million in a deal brokered by Investment Property Realty Group. The 1,900-square-foot plot is located between Hudson Avenue to the east and Gold Street to the west.

Workers had finished constructing the third level of the steel-framed superstructure at the time of our last update in late June, when the metal frame studs of the expansion remained exposed. Scaffolding and construction netting have been assembled around the building in the intervening month as crews work to enclose the framework in blue insulation boards. The massing incorporates a setback for the two final stories, and two columns of narrow windows run down the center of the western elevation. The opposite eastern wall abutting the one-story neighbor is completely blank.

The following aerial shots detail the rear southern side of 304 Water Street, which features a symmetrical set of openings for floor-to-ceiling windows facing a rectangular second-story terrace on the original building’s roof.

No finalized renderings have been revealed for 304 Water Street apart from the elevation diagram posted on the construction board, which only shows the frontmost section of the northern elevation up against the sidewalk. The upper three levels are not shown. A garage door that once existed at street level will be replaced by two narrow windows, while the second level’s three small windows will be swapped out for two floor-to-ceiling replacements. Floors three and four have similar windows and sliding doors that will lead to cantilevering balconies positioned around the center line.

The nearest subway from the site is the F train at the York Street station at the corner of York and Jay Streets.

304 Water Street’s anticipated completion date is scheduled for the fall of 2025, as noted on site. A unit count and architect have yet to be disclosed.
